A Priority Inspection of your home or building includes the following areas where we look to determine if the item passes or fails the inspection or testing according to the following criteria:


Inspection Criteria:


Item Passes Inspection (P)
  • AA - Above Average (new or in excellent condition and functional),
  • A - Average (performs intended function but shows deterioration or age)
  • BA - Below Average (still functional but requires maintenance to continue)
Item Fails Inspection (F)
  • F - Not functional, Unsafe or Nearing End of Lifespan

Undetermined (UD)

  • NA - Not Available or present for testing / inspection or inaccessible
  • NT - Not Tested or Inspected for a specific stated reason
  • HOA - Item is under Home Owners' Association control
Inspected Items Include:
Roof:

Surface condition, sheathing firmness, ridge, trim, fascia, soffits, vent stacks and caps, flashing, skylights, drip edge, chimney or furnace stacks

Gutters and Downspouts:

Condition and attachments, debris clogged, splash blocks, drainage, direction of flow

Topography and Landscaping:

Elevation, drainage, storm runoff, standing water, lawn condition, trees, shrubby

Exterior Doors and Windows:

Type, operation, weather strip, security measures, glass, screen, hardware, garage door, storm rating

Storm Protection:

Shutter type, rating, impact glass, mounting hardware, location

Driveway and Sidewalks:

Type, material, condition, cracks, erosion

Attic (if accessible):

Ducts, vents, sheathing (under roof), framing/trusses and strapping, ventilation, exhaust and AC ducts, insulation, gabel storm bracing

Structural Support (walls, foundation, floors):

Type, covering, condition, major or wide uneven cracks, deformity, elevation above grade

Crawl space (if accessible):

Type, support member condition, smell, moisture level, ventilation, vent screens/windows; visible plumbing, ducts and electrical runs

Electrical Service:

Minimum of 100 amp service, type and condition of drop, meter, main disconnect, main panel wiring, grounding, amperage, double taps, breakers; functional lighting, outlets and fixtures; switches, weatherproofing, sub panels, exposed wiring, open junction boxes, GFI presence and function, 220v service, direct taps w/o breaker or disconnects, unprotected openings in panel, labeling

Heating and Air Conditioning (central system):

Duct system, vents, filter condition, temperature readings, thermostat function, compressor, refrigerant lines, insulation, coil condition, air handler, heat strip, drip pan and overflow plumbing, electric disconnect

Plumbing:

Observable supply and drain lines, valves, faucets, drains, cleanouts

Water Heater (gas, electric or solar):

Size, operation, plumbing connections, relief valve, leak pan, timer, electrical wiring, heat pump/solar connection; location

Appliances:

Stove, oven, refrigerator, freezer, fixed microwave, dishwasher, disposal, clothes washer, dryer, ceiling fans, doorbell, light/vent hood, ceiling and exhaust fans; central vacuum system, window / wall AC units

Fixed Cabinets / Counters:

Location, condition, doors, drawers, hinges, counter tops, splashboards

Interior Rooms:

Ceiling, doors, walls, windows, floors, closets

Bathrooms:

Toilet, sink, shower, tub

Fixed Pool / Spa :

Overall condition; pump operation, jets, filter, heater

Screened Patio:

Framing, screen, entry / exit doors

Patios:

Condition, covered or screened, wood decks, brick pavers, concrete, stone

Fencing and Gates:

Type of fence, condition, gate operation, privacy, security

Lawn Sprinkler System:

Pump, timer, electrical disconnect, control valve, piping, sprinkler heads


Other Available Services:
